Buy First or Sell First?

“Should we BUY first or SELL first??” This is a question I am often asked when meeting with clients who are deciding which step to take first. I usually list the pros and cons of both options and offer up the worst case scenarios of both.

There is an interesting article in today’s Moneyville section that addrresses this very dilemna. You can read the article here.

What would you do? I guess it comes down to having a financial buffer and some threshold for pain, just in case things don’t go according to plan. Will the current condo sell as quickly as planned? Will we get the price we need? Can we afford bridge financing if we can’t match the closing dates?

These are all questions that come up when dealing with this scenario.

Claudio Aprile is Coming to Liberty Village

It looks like Liberty Village is soon-to-be one step closer to becoming a foodie destination. According to a recent report in The Grid, Claudio April, the food maestro behind Colborne Lane and Origins, is opening an Origins-type restaurant in our beloved neighbourhood.

“I’m taking over an old ammunition factory from the Second World War,” he says. “It’s a gorgeous space [at 171 Liberty St. E.] and hopefully we’ll start construction in January and open in the spring around April. It’s going to be a 150-seat restaurant with a lounge, bar, open kitchen, raw bar, mozzarella bar and a large patio as well.

“Long story short: I looked at the space in Liberty Village three years ago but the deal was never realized. King and Church was another location I was looking at, so I opened [Origin] there. I was approached about Liberty Village two weeks ago, so it’s still very fresh, but I thought the space had tremendous potential back then and even more now with a greater density.”

I generally don’t like to speak poorly of businesses trying to succeed in our beloved neighbourhood but rarely did I ever hear a good thing about this restaurant. Perhaps the outcome is unsurprising.
